STEP ONE – PUTTING YOUR PROPERTY ON THE MARKET
As soon as you instruct us, one of our team will come out to value, view and measure your property. We will then prepare the marketing details, which you will see and approve before they go to print.
We will start to contact our existing database of purchasers we know are looking for local properties, even before the marketing details are printed.
We will agree on a marketing plan with you. This can include registering your property on national property websites, local and national advertising, featuring your property in our local office window, and a For Sale board, should you wish one.
STEP TWO – VIEWINGS AND OFFERS
We will arrange viewings subject to any restrictions you specify (we accompany all viewings so you don’t necessarily need to be at home).
We will provide you with detailed feedback from the prospective buyers and let you know of any offers that have been made, and the background information you will need (such as whether the purchaser is a first-time buyer, a cash buyer or has a property to sell)
STEP THREE – MAKING THE SALE
We will negotiate with the purchaser on your behalf and accept an offer when you instruct us to do so.
We will liaise with your solicitor regarding the legal formalities and maintain the momentum in order to achieve an early exchange of contracts (keeping informed and up to date with items such as the survey, mortgage valuation and other outstanding matters as and when they arise).
Finally, we will help with completion arrangements, including handing over the keys to the new owners of your property.
