To find the right property for you, your dream or investment, the only thing you have to do is to choose the right agent who listen your requirements.

STEP ONE – THE OFFER
You will need to confirm your offer in writing, and we can help you to do this. We recommend that you include the following:
STEP TWO – ENGAGING PROFESSIONALS
You will need to instruct a solicitor or licensed conveyancer and agree on terms with them accordingly.
If you are applying for a mortgage, you will need to liaise with your financial advisor or mortgage provider to arrange the mortgage survey and to confirm the exact amount you intend to borrow.
STEP THREE – CONFIRMATION & PAPERWORK
Once your offer has been accepted we will send all parties written confirmation and the Memorandum of Sale outlining all the details of the sale.
At this stage, you will need to communicate with your solicitor on a regular basis to ensure that the sale is running smoothly and that everything is in place for the exchange of contracts.
STEP 4 – EXCHANGE AND COMPLETION
Before you can exchange contracts you will need to transfer the funds for your deposit to your solicitor – make sure you allow enough time for this as banks can be slow at transferring money.
Make sure your home insurance is in place from the date of exchanging contracts.
Once contracts are exchanged, make sure arrangements are in place to transfer the final completion funds to your solicitor.
On the day of completion, you will be able to collect the keys to your new home as soon as the vendor’s solicitor has received the monies. Now all you have to do is move in and enjoy your new home!

Viewing
Having identified prospective properties, BRACEWELLS Lettings will arrange for you to view the properties. These will be arranged at a time to suit you, which could be on evenings or weekends, subject of course to the Landlords permission. Viewing will always be accompanied by the local BRACEWELLS representative, who will be able to provide immediate advice and answer any questions you may have.
Application
Having selected a property, we need you to complete a written application form to apply to rent the property. At this time any details or requirements can be agreed, including occupancy date, duration of the letting, etc.
Administration Fee
On application BRACEWELLS Lettings charge an administration fee (£180.00 including Vat) to cover the tenant’s share of references and credits checks, producing the Tenancy Agreement and legal notices, check-in, and all other administration to start the tenancy. Where an Independent Inventory Agent is used there may also be a fee from the Inventory Agent for the check-in.
References
BRACEWELLS will take references on behalf of the landlord. Normally, this will include your employer, any former landlord and a character reference. In addition, a credit check will be undertaken.
Where a tenant is unable to meet the required income or credit checks, the tenant may be able to have a Guarantor agree to underwrite any rent liabilities.
Deposit
A deposit is required prior to occupation. This is normally equal to about 6 week’s rent but may vary. Check with your BRACEWELLS representative. This deposit will be protected in accordance with the Tenancy Deposit Protection legislation where applicable.
The deposit is held to cover your obligations under the tenancy agreement including any breakages, damage, or other tenant liabilities. At the end of the tenancy BRACEWELLS Lettings, or an independent Inventory Agent, will check the property in the presence of the tenant and assess any damages and deductions due.
Rent
Rents are normally quoted on a calendar month basis. In addition, the tenant is normally responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs.
Rents are payable by standing order (unless alternative arrangements are agreed in advance) to the BRACEWELLS Client Account, monthly in advance, with the first month`s rent due before taking occupation of the premises.
